The problem and opportunity

The UK is entering the largest data centre build-out in its history, driven by AI and rising digital demand. But deciding where to build remains slow, manual and high-stakes, with data on grid, connectivity, planning and environmental risk scattered across dozens of disconnected sources. Poor siting stalls projects, wastes capital and strains local grids, yet developers and investors still lack a single, trusted way to find the right locations.

The solution and innovation

SpaceD is an AI-powered site-intelligence platform that turns weeks of fragmented analysis into an instant feasibility report, scoring any UK location on the factors that make or break a data centre, from power and planning to connectivity and heat reuse. The platform is already recognised by the Ordnance Survey and HM Land Registry Geovation Accelerator, UK ClimateLaunchpad, and Innovate UK’s Women in AI programme.

Market and ambition

SpaceD works with data centre developers, investors and planners across a UK pipeline worth tens of gigawatts. With a live platform and first paid pilots launching in 2026, we plan to become the default siting layer for UK digital infrastructure and to expand internationally over the next three years.

Founder perspective

Pegah Noori Khah brings over a decade of experience in urban sustainability. At C40 Cities she led building energy efficiency and retrofit strategies across 35+ cities, and holds an MSc in Smart Cities from UCL. She founded SpaceD to make greener, smarter infrastructure the industry default and support the UK’s net zero goals.
